Handy Homebuying Tips

Selling Your Home in Today's Market

Selling your home in today's market can be challenging but not impossible.  People still need somewhere to live.  First thing to do is choose a real estate professional with the knowledge and experience to market your home to sell.

An experience Realtor will be able to provide you with a specific approach on marketing your home in today's market.

Pricing your home to sell  is the key factor.  An over priced home may cost you time and money.

What is your competition and  what makes your home stand out from the rising inventories.

There may be some features in your home that might need some attention.  We have made a list to help you stand out above the crowd.

*  Walk into your home as if you have never been there before.  What do you see?

*  Check the doors, cabinets, windows and appliances

*  Paint walls, trim and ceilings. When choosing paint colors, try to stay within the same color palette.  You want a buyer to be able to go from room to room  with  the sense that the home flows well.

*  Remove everything that takes away from the house.  Clutter and mismatched furniture can make the home seem dated.  Slipcovers are a great way to make a room come together.

*  Furniture arrangement can make or brake the sell.  How you arrange the furniture defines the room.  Too much can make the room feel small.  The wrong pieces in a room will leave the buyer thinking what is this room for.

*  Lightening will set the mood in the home.  A home with lots of light feels inviting to a buyer.

*  Smells can turn a buyer off before they even see the house.  To help with any smells, have the carpet, drapes and furniture cleaned.

*  Clean your house.  Is the furniture dusty, cobwebs in the corners and hanging from the ceilings, what about the bathrooms, can you see out the windows, how many dead plants are there in the house, is the trash can sitting out in the middle of the floor, dirty clothes laying around, what all falls out the closets when the door opens, all of these things may seem funny, but a buyer really looks at these things.

*  Yard maintance.  How does your garden grow?  Mow the yard, remove anything that is dead, plant flowers to give color, clean the porches and walkways, hide the trash cans, clean out the flower beds.  Make it look easy to maintain the yard.

*  Pets!  Not everyone will love your pet.  Some are afraid or allergic to animals.  Please remove pets before a potential buyer arrives.
